Is it possible to buy real estate in Argentina if I am a foreigner or a tourist?

In Argentina, the buyer always pays a 4% commission — regardless of whether they work with us or with any other Argentine real estate agency.

How Argentine agencies usually operate:

— Their clients are mostly Argentinians who already know the market and the process.
— They don’t explain the nuances of the deal — locals already understand them.
— They show 1–3 property options, and if you don’t like any, you have to continue searching on your own.
— They don’t provide “turnkey” support for the transaction and, of course, don’t speak your language.

Main expenses for the buyer (secondary market):

On average, expenses when buying a resale property are around 9–10% of the property’s value.

4% + VAT — agency commission (paid in USD)
2% — notary services (paid in pesos)
~1.2% — notary fees (paid in pesos)
1.8%impuesto de sellos (stamp tax), if no exemption applies (exemptions explained here)

For foreign buyers, additionally:
— Translation of the Minuta (contract) by a sworn translator and legalization at the College of Translators
— Costs are confirmed 10–15 days before the transaction
